In a Design + Build project, the Builder takes the central role in managing the entire life cycle. The Buyer has a single point of contact - the builder - with whom they can share their dream home aspirations, expectations and budget. In return, the builder uses their skilled knowledge of design, materials and building science to eventually deliver on a home that meets or exceeds the buyer's expectations.

The above is just a short summary of what we will be responsible for while building a custom home for you!


A Fernway Home is a high-end home and it's a move-in ready home with the best of materials, designer finishes. Here are our standard specs:


Floor plan:

  • First Floor – 10' high, double story entry foyer and family room, formal living / dining, kitchen, nook, large windows
  • Second Floor – 9' high, master with WICs, luxury bath, laundry, en-suite bedrooms
  • Basement – 9' high, fully finished, rec, home theater, bedroom, bath, storage, bar
  • Yard – fully landscaped, porches, patios, driveway, sprinklers

 

Build specs:

  • Pour over Concrete Foundation – far superior that CMU blocks and Superior Walls
  • Prograde Basement – interior and exterior French drains, insulation under slab, liquid membrane waterproofing (way higher than code requirement)
  • 2x6 framing – stronger and straighter than 2x4 studs, higher than code requirement
  • Closed-cell insulation – 50% more than code requirement
  • Branded shower valves, diverters, drain flanges and all internal components (that are hidden behind the tile or drywall)
  • Finished basement 9’ high
  • Higher grade subfloor that is water resistant, less squeaky and more quite
  • House wrap with WRB (weather resistant barrier)
  • Higher grade windows that are flashed with manufacturer standards
  • Design skills applied at every stage to future proof home owners comfort

Our pricing includes soft costs (plans, permits), financing costs, closing costs in addition to hard costs (tangible).


In a nutshell, you will be given a per square feet pricing. Use this number and the size the house to be built to calculate cost of construction. This price includes all the standard specs in a Fernway Home. Any customization (upgrades) will incur additional costs.

In order to engage with us, you will need to put in a non-refundable deposit. That get's the project started!


Starting with the lot, we will work with you in creating a floor plan that suits your needs as well as give you the ability to customize a whole lot of finishes, material selections and other design decisions.

As your home nears completion, get ready to finance your home by shopping for a home mortgage. The price of the home will be given to you. This is based on all the materials selections you made over and above the allowance that was given.
