This includes coordination between all players (engineers, architects, designers, sub-contractors, inspectors, vendors, suppliers) and project management throughout, while using the best of materials, thoughtful design principles and building science.

Build Quality - Foundation, Framing
- Pour over Concrete Foundation – far superior that CMU blocks and Superior Walls
- Pro-grade Basement – interior and exterior French drains, insulation under slab, liquid membrane waterproofing (way higher than code requirements)
- Finished basement 9’ high that actually feels a living space
- 2x6 framing – stronger and straighter than 2x4 studs, higher than code requirements
- Closed-cell foam insulation
Build Quality - Rough, Exteriors
- Branded shower valves and diverters and drain flanges and all internal components (that are hidden behind the tile or drywall)
- Higher grade subfloor that is water resistant, less squeaky and more quite
- House wrap with WRB (weather resistant barrier)
- Higher grade windows that are flashed and installed with manufacturer standards (think Pella Lifestyle, Andersen 400)
- Hardie siding, metal roof, premium shingles that have longer life spans and lasting beauty
Build Quality - Interiors
- Design skills applied at every stage to future proof home owners comfort & entertainment.
- Luxury grade materials and selection in Kitchen (Silestone, Cambria for countertops; Shiloh, St. Martin, Fabuwood for cabinets. Designer Appliances (usually Thermador, Sub-Zero, JennAir).
- Premium primer and paint in multiple coats that is applied using best practices. Think BM Aura.
- Hardwood floor using Select (highest grade) and applied using all steps (glue and nail). Designer Tiles with matching trim and shower systems.
- Smart home technology (entry door, security, appliances, garage, EV charger, floor warming, irrigation systems, switches, blinds etc.)
Landscaping
- Landscaping includes sod, mulch, trees, shrubs and bushes
- Hardscaping includes driveway, walkways, patio, porch
- Underground sprinklers
- This makes it a completely move-in ready home!
