What's Covered?*
- 10 full years of structural-defect coverage for load-bearing components
- 2 full years of distribution systems surety coverage against defects in wiring for your electrical system, piping for your plumbing and ductwork for your mechanical system
- 1 full year of surety coverage against defects in workmanship and materials
How does it work?
- Your home is registered with Home Buyer's Warranty at the time of closing
- You get a certificate of participation with your name on it along with the Builder's enrollment number and signatures
- If for any reason, you find issues or defects in the house, you contact the Builder to have it repaired (see coverage above and an interactive map below)
- If for any reason, the Builder does not address your concerns, you can file a claim with the NJ Department of Consumer Affairs (https://www.nj.gov/dca/divisions/codes/offices/nhw_for_consumers.html)
- The NJ Department will get another builder / contractor and resolve your claim (you dont have to pay)
- Furthermore, they will revoke the original Builder's license for not complying with the warranty guidelines
- This is how you as a Buyer are protected! So before you buy a home, make sure the Builder is registered at NJ.gov and has an agreement with an accredited Home Warranty program
